OUR COMPANY
The founder and main shareholder of the Company is Stylianos Pikis, holder of an MSc, member of the Royal Institute of Chartered Surveyors (MRICS) and certified property valuer by the Greek Ministry of Finance. For almost 18 years, until September 2022, he worked at OTE Estate (a full subsidiary of OTE Telecommunications Group) holding the positions of Development Planning Manager and Head of Valuations.
The goal from the beginning was to create a team of experienced executives to guarantee the quality result. At the same time, we consider pompous words and generally any attempt to create impressions unnecessary. A simple - genuine approach to the customer is always better. Our motto 'Simple, but not simplistic' reflects our behavior, our work deliverables and obviously this very website.

PROPERTY MANAGEMENT
Property Management refers to all the actions that can be taken so that the owner of the
property to simply enjoy the collection of profits. Key to this is the manager's experience in
reaching better lease agreements and reducing operating costs, resulting in profit
maximization.
Brilliant Ways manages its own properties as well as properties on behalf of third parties.
We specialize in two categories of properties where we have extensive experience, namely:
in the management of lux residences for short-term rental purposes (Airbnb) and in the
management of specific types of commercial buildings.
Especially in short-term rentals, the management effort is multifaceted. The client decides
our degree of involvement at a certain point. Obviously, that is when the client has acquired
an overall picture of the residence and its needs. Probably the client reached this point after
our coaching in identifying the most suitable residence, making a balanced layout /
preparation and finally selecting the best possible promotional channels.
INVESTMENT CONSULTING
Are you looking to invest some of your money - not necessarily a large amount - in smart real estate investments but have trouble locating them? Or is it that you already know your next investment move but recognize that an expert's advice would be helpful, whether it's an Airbnb investment, buying an income property, or relocating your business?
We believe that together we could achieve the best possible outcome in any of the above
cases. Real estate investment consulting is ultimately useful even to a relatively experienced
investor. That is because a second more experienced or at least an equally experienced eye
is always useful. As a fact, once the investment is completed, it is not possible to turn back
time and correct any mistakes. The details in a real estate investment often matter a lot and
thus an investor must proceed with caution.
In Brilliant Ways we do not insist on a specific set of investment services. We decide
together with the client on the scope of services (and consequently the respective cost)
depending on customer experience and investment maturity.
PROPERTY VALUATION
Property valuation is requested whenever a person or a company wants a certified property
price. Sometimes a special price is requested, e.g. the so-called fair value for IFRS purposes.
More frequent, however, is the demand for sale or rental prices agreed after proper
marketing and negotiations between willing parties. The above is in broad terms the
definition of what certified valuers call Market Value and Market Rent respectively.
Market values are sometimes required by law e.g. for insurance or mortgage purposes, the setting of Auction Starting Prices, a firm’s I.P.O., other corporate matters etc. Some other times people use valuation reports as court evidence. Usually, however, the need for market values has to do with an upcoming purchase (or a new lease) and the need for the seller (or the lender) to know the real value so that she/he will neither reject a reasonable price nor listen to pessimistic suggestions to accept a low price. Brilliant Ways is able to cover all the above valuation needs.
The cost of a certified valuation, in residential or commercial properties, is relatively low in
Greece. For an average size property it amounts to only 0.1-0.2% of an initial broad estimate
of its Market Value. It is rather a small price to pay for the certainty of knowing the value of
a property. A certified valuer is undoubtedly excellent in its field but also accountable for his
objectivity to the bodies by which she/he was certified. At Brilliant Ways, the necessary
property inspection will be carried out by an experienced certified valuer by the Ministry of
Finance who is also certified by the largest international valuation body, the Royal Institution
of Chartered Surveyors (RICS). The same valuer will prepare and sign the valuation report.
CONSULT ON UNDIVIDED OWNERSHIP ISSUES
In general, there are three types of property ownership:
· full
· vertical
· horizontal
In fact, apartment buildings are defined as horizontal properties as there are communal land spaces plus communal building spaces (gardens, staircases, etc). On the other hand, vertical ownership concerns practically separate spaces for each owner. However, the land plot’s rights are undivided in both types.
Many problems arise in connection with undivided ownership of land or buildings resulting specifically from inheritances. This is because usually there was no establishment of vertical or horizontal properties, with the result that none of the heirs can sell or otherwise use the property without the agreement of all the other co-owners. The obvious way to solve the problem is the judicial one, but in Greece it is time-consuming and very costly. The alternative is to use the services of a certified property valuer.
